Trigger Warning: This article contains themes of sexual abuse that some readers may find distressing.

Even the most measured royals have their limits, and it seems Prince William and Kate Middleton may have finally reached theirs. The prospect of living just a few minutes’ drive from Prince Andrew reportedly doesn’t sit well with William and Middleton, who, according to insiders, have made their feelings about the arrangement abundantly clear.

Royal expert Tina Brown claimed the couple ‘can’t abide’ the disgraced Duke or his ex-wife, Sarah Ferguson. In Brown’s eyes, the Waleses would rather see Andrew permanently banished than bump into him on the Windsor estate. The idea of sharing the same stretch of royal real estate with the family’s most toxic figure appears, to put it mildly, undesirable. “Unless Andrew can be persuaded to banish himself to a cottage on the Balmoral estate or a cushy villa on a Dubai golf course,” Brown wrote in her Fresh Hell Substack column, “His scowly, jowly visage will keep seeping back into the national consciousness.”

Currently, Andrew and Ferguson still reside at the sprawling Royal Lodge, a mansion that once belonged to the Queen Mother, while William and Middleton are looking to settle into their own nearby residence, Forest Lodge

That 'national consciousness' has not been kind to Andrew lately. His name continues to be inextricably linked to a string of damaging scandals, chief among them his involvement with Jeffrey Epstein, and the explosive new allegations about abuse in Virginia Giuffre’s memoir, 'Nobody's Girl.' Before that, Andrew Lownie’s recent biography, Entitled: The Rise and Fall of the House of York, has thrown fuel onto the fire.

Against that backdrop, William and Middleton’s instincts can only be justified, a way to shield not only themselves but the institution their future depends. The Waleses’ new Windsor setup was supposed to represent a fresh start. Instead, it has placed them within a four-mile radius of a scandal that refuses to fade. Andrew’s continued grip on Royal Lodge has frustrated many within the Palace, particularly given his reported refusal to vacate the premises despite years of quiet nudging.

Brown said, “How do you disappear a 6-foot-tall, 190-pound, 65-year-old man in robust good health who has an iron-clad contract to live in the Queen Mother’s former mansion, a short neigh from Windsor Castle and just four miles from the new ‘forever’ home of Prince William and Kate, who can’t abide him?” A future king does not need a past scandal playing out on his doorstep.

What complicates matters further is the terms of Andrew’s lease. This week, the BBC revealed that rather than paying standard rent for Royal Lodge, the Prince has been occupying the property rent-free under a 75-year arrangement, secured through large upfront payments that effectively bought out future rent responsibilities.
